How Many Gallons of Water Does An A/C Unit Generate Daily?

Being so warm outside here in SW Florida all year long, our air conditioning units are working extra hard to keep our indoor temperatures cool and comfortable. Did you realize that your AC Unit can cause water damage and leaks if not properly maintained?

Ideally, this water drains off of the condensation coil into a collection pan and then is disposed of automatically out of your drain line. But if the drain lines becomes clogged and the unit produces more water than it can easily handle, the overflow of water can lead to damaged floors and carpeting in addition to creating unhealthy deposits of mold.

Fireservice Disaster Kleenup sees that a clogged drain line is often the major source of creating water damage, but other causes include excessive condensation that occurs when the unit is running round the clock in addition to evaporator coils that may freeze up and then defrost on a regular basis.

Because most of the units are typically hidden from view, unless regular inspections take place, water damage can be occurring on a daily basis and accumulating into hundreds of dollars worth of damage.

The best ways to avoid air conditioner water damage is to change the HVAC air filter at least once a month.

This also gives you the opportunity to see whether or not there is excessive moisture collecting on the condensation line or drain pan. A nice clean air filter helps prevent the unit from overworking a situation that causes freezing and then defrosting on the evaporator coils, leading to water damage. An Air conditioning contractor once told me an AC unit running with a dirty filter is like a person running with a cloth covering their mouth and not allowing enough air flow.

It’s also important to regularly check to see that water is indeed flowing from the opening of the condensation line directly as it was designed to do, especially during periods of very high humidity. You can normally find this drainage line outside of your house near the AC Unit.

It’s a good idea to get a professional air conditioning repair service to clean the condensation line at least once a year or every six months if the AC system is used on a year-round basis. The repair technician may recommend installing a device known as a safety float switch which will automatically shut down the power to an AC unit whenever condensation builds up and there is a danger of water overflow.

How To Prevent Water Damage?

Water is the most abundant compound on Earth’s surface, covering 70 percent of the planet. Roughly 70 percent of an adult’s body is made up of water and at birth, water accounts for approximately 80 percent of an infant’s body weight. Water is a necessity in life, but it can also cause great problems.

Water damage can lead to wood rot, peeling paint, insect infestation, shorter lifespan of roofing and siding increasing maintenance cost.

The Best Ways To Prevent Water Damage From Rainwater:

Shop-Vac vs. Restoration Contractor

What’s the difference between buying a Shop-Vac and hiring a restoration contractor like Fireservice?

It’s a fair question. A savvy homeowner would leave it to professionals to repair smoke and fire damage, but water seems so much simpler and benign. One could swing by any home improvement store in the Naples-Ft. Myers area, invest in a wet/dry vacuum, and attempt a DIY water mitigation. After all, how much water will a little bit of carpet hold? The answer is surprising. Depending on the material type, nine square feet of carpet and pad can hold up to two full gallons of water.

Consider this example: a pipe bursts and the water saturates the carpet of a 10’ by 10’ guest bedroom. The 100 square feet of carpet and pad of the small bedroom will contain over 22 gallons of water. This is just one room. And this is all assuming the water is shut off at the point of saturation, which means additional standing water isn’t accounted for!

Suppose a homeowner decides the inconvenience is worth the money saved and proceeds with a homespun water cleanup. Once the last few ounces of water have been drawn out of the carpet fibers, the DIYer may deem the job complete, providing the opportunity for structural damage and mold growth. Alternatively, they could leave a fan running, thinking it’s enough to settle the matter.

On the other hand, a qualified moisture analyst can use thermal imaging to determine precisely where a structure has been affected. Drying these affected areas is a two-part process. The structure needs the proper amount of airflow (which common household fans can’t provide), and it needs dehumidification as governed by the principles of psychrometry. Even with state-of-the-art commercial drying equipment, periodically re-adjusted and monitored by trained technicians, this process takes days.

Given all this, it’s clear that water damage needs attention from a restoration company just as much as any other disaster–and the wet/dry vacuum is best kept for small spills in the garage.

Water Treatment Facility – Emergency Flood Damage Restoration Service

On Friday June 6, 2014, a breach contaminated over 33,000 gallons of water at a Southwest Florida municipalities water treatment facility. After assessing the situation, Mike Joyce – a Customer Advocate with Fireservice Disaster Kleenup, determined that the water and sediment could be extracted using a commercial submersible pump, truck mounted diesel extractor, and portable extraction units.

Timing was critical as the remaining water supply would only last for 72 hours. Fireservice flood damage restoration service crews completed the the extraction, cleanup, and tank sanitation within 24 hours. The plant was operational Saturday evening with a four day provisional “Boil Water Notice” issued to area residences and businesses.
